Nervous about hiring a contractor for your home remodel? You aren't alone. With over 50 years in the trades, I am sharing the biggest red flags to avoid and the green flags to look for when hiring a general contractor in Vermont.

Let’s be honest: the contracting industry has a bit of a reputation problem. I hear the stories from homeowners all the time. Contractors who don’t call back. Projects that take six months longer than promised. Mystery bills that magically double by the end of the job.

It is enough to make anyone nervous about starting a home remodel.

I have been a general contractor in Chittenden County, Vermont for over 50 years. I built Tradecraft VT because I believe great craftsmanship has to be paired with honest communication. If you are getting ready to hire someone for a kitchen remodel, a home addition, or a custom build, here is my advice on how to find a contractor you can actually trust.

1. Watch Out for the "Mystery Estimate"

This is the biggest red flag in the business. A contractor comes to your house, looks around, and a few days later hands you a piece of paper with a single, massive number at the bottom.

What are you actually paying for?

The Green Flag: Look for a contractor who provides an open-book, itemized estimate. You have the right to see exactly what you are paying for lumber, tile, and labor. If a builder won't show you the math, politely show them the door.

2. Ask: "Who is Actually Managing My Project?"

A lot of big remodeling companies will send a very polished salesperson to your home to win the job. But once you sign the contract, you get passed off to a "project coordinator" sitting in an office, and a revolving door of subcontractors shows up at your house.

The Green Flag: Ask who will be on-site every day. When you hire Tradecraft VT, you deal directly with me. I personally oversee every project from the first site visit in Essex Junction or Williston, all the way to the final walkthrough. You call, I answer.

3. Check for Real Local Longevity

Vermont is a unique place to build. We deal with extreme weather, historic homes, and very specific local zoning laws. A guy who just bought a truck and printed some business cards last week might not know how to handle the quirks of an 1890s Burlington farmhouse.

The Green Flag: Look for deep, local experience and verified reviews. Check if they are properly licensed in Vermont and fully insured. (For the record, Tradecraft VT has earned 25 five-star reviews on Houzz, and our VT Contractor License is No. 173.0000644).

Common Questions About Hiring a Vermont Contractor (FAQs)

How many estimates should I get before hiring a contractor?

The general rule of thumb is to get three estimates. However, make sure you are comparing "apples to apples." If one estimate is drastically cheaper than the others, they are likely using cheap, builder-grade materials or leaving out necessary steps (like pulling proper town permits).

Do I need a general contractor or just a handyman?

It depends on the scope of work. If you need a leaky faucet fixed or a single door replaced, a handyman is great! But if your project involves changing the layout of a room, moving plumbing or electrical, knocking down walls, or pulling town permits (like a kitchen remodel or an addition), you absolutely need a licensed general contractor to manage the project safely and legally.

Are you licensed and fully insured?

Yes. Tradecraft VT holds Vermont Contractor License No. 173.0000644 and we are fully insured. I will gladly provide proof of insurance before we start any work on your property.

Do you use subcontractors?

As a master custom woodworker, I handle all the carpentry, cabinetry, and project management personally. For highly specialized trades, like major electrical or plumbing work, I bring in a trusted team of licensed local professionals that I have worked closely with for years. I oversee everything they do, so you never have to manage them.
