I know the title of this post sounds a little dramatic. But if you are getting ready to tear apart your kitchen, you are about to make a major investment of your time, money, and sanity.

Over the last 50 years working as a general contractor and custom woodworker here in Chittenden County, I’ve seen homeowners make the same stressful mistakes over and over again. Before you swing a hammer or sign a contract, here are three things you absolutely need to know.

1. Expect the "Vermont Surprise" Behind the Walls

We live in a beautiful state full of historic homes. Whether you are in a 1920s house in Burlington or a classic farmhouse in Shelburne, taking down drywall almost always reveals a surprise.

It might be old knob-and-tube wiring, plumbing that isn't up to code, or floors that have settled over the last century.

My Advice: Never max out your budget on the initial design. Always leave a 10% to 15% buffer for the unseen things hiding behind your walls.

2. Standard Cabinets Rarely Fit Quirky Spaces

A lot of folks go to a big-box store, pick out standard-sized cabinets, and assume they will slide right in. But old Vermont houses don't have perfectly straight walls or level floors.

Trying to force standard cabinets into a quirky space leads to wasted corners, awkward gaps, and filler pieces that just don't look right.

My Advice: Ask your contractor for an itemized breakdown. You have the right to know exactly what you are paying for lumber, what you are paying for tile, and what you are paying for labor. If a builder won't show you the math, don't hire them.
